Development Services

With extensive development experience spread over thirty-five plus years, THE HARRISON COMPANY and its principal have developed for their own account as well as the accounts of others. The scope of involvement has run the gamut from land development to project development … from speculative residential projects to office center build-to-suits … and from complex private joint ventures to the finance of international public infrastructure. Yet these broad engagements, and development services in general, can be reduced to two distinct approaches;

Development Management Services are those in which THE HARRISON COMPANY assumes full responsibility for the turnkey coordination of the entire development process. Such services are usually performed on behalf of a business with an operating need for new facilities, or on behalf of an investor who has the risk/reward appetite … but who both lack the prerequisite expertise. Industry-standard compensation can take various forms but typically involves a percentage fee of total development costs and, when appropriate, may include a “promote” interest in the “upside” of the project.

Development Advisory Services are those in which THE HARRISON COMPANY conducts only a portion of the development functions required in bringing a project to fruition … on behalf of another “lead” developer, or perhaps on behalf of the occasional user or investor who does have much of, but not all of, the expertise to self-develop. Examples of such engagements might include land acquisition and local “political” entitlement for an out-of-market developer … or project consultant selection, design coordination, and financial modeling for a seasoned investor-developer. Development fee sharing is one method of compensation, but a time-based payment arrangement is more often the industry practice.
