Project Description: The potential renovation and expansion of a century-plus old antique structure in the heart of the Charleston Historic District for the regional offices of one of the nation’s largest banks and the professional offices of a Charleston-based law firm

 

Size: 75,000 Square Feet

 

Project Cost: $14,000,000

 

Challenge: To determine the economic feasibility of incorporating an historically-protected façade within a 60,000 square-foot Class A office renovation/expansion over 15,000 Square Feet of structured parking and drive-through banking facilities.

 

To collaborate with the prospective contractor and architect in arriving at an acceptable design

 

To evaluate the risk/reward relationship and to advise the investor as to the appropriate lease rate and terms in negotiating a long-term lease with the prospective lead tenant.

 

Outcome: It was determined that the political challenges in seeking City approval for the modification to the historic structure, the length of lease term required by the bank, and the prospective return on investment did not justify the risk in proceeding.
