Project description: Southern Regional Office Headquarters, Service Center, and digital hub for a national telecom provider

Size: 100,000 Square Feet

Project Cost: $15,000,000

Challenge:

	Secure the competitive build-to-suit award and tenant lease for the investment LLC.
	Deliver the project “tenant ready” within eleven months of groundbreaking or face $500,000 of lease renewal and development schedule penalties
	Engage the Economic Development Division of the City to “fast track” the architectural and entitlement approvals process to meet deadlines

Outcome:

	Won the project award by negotiating, and financially guaranteeing, a most  aggressive delivery timeframe
	Delivered this Class A office center to the Tenant ready for occupancy within 10.5 months of notice to proceed
	Delivered the project to the Investor on budget
	Earned performance bonuses for the development team and avoided lease renewal penalties to the Tenant
